The proposed development could represent approximately $100 billion in total investment when data-center buildings, computing equipment and supporting energy infrastructure are included.
Brookfield would lead development of the data-center campus, while NextEra would develop power infrastructure. Current plans include large-scale natural-gas-fired generation and battery storage.
The location illustrates how AI infrastructure is reshaping industrial development. Data-center builders increasingly need sites with land, transmission connections, permitting support and enough generation capacity to supply gigawatt-scale computing campuses.
The project should still be viewed as a development plan rather than completed capacity. Its final size depends on customers, financing, permitting and power-delivery execution.
